Clear about
what the data is.

Property information is only useful when you understand where it came from, what it includes and what it cannot tell you.

Our approach

Public records,
organised locally.

Houses in Scarborough takes national public data and presents the records through a focused local lens.

01

Source

Price, transfer date, address, property type, tenure and new-build status originate from HM Land Registry Price Paid Data.

02

Organise

Records are structured around Scarborough and surrounding postcodes so users can search properties, streets and local areas.

03

Present

We make the underlying transactions easier to explore. We do not change the recorded sale price or represent it as a current valuation.

What a record can contain

The facts attached to a registered sale.

01Sale price
02Date of transfer
03Property type
04New build status
05Freehold or leasehold
06Transaction category
07Recorded address
08Record status

Important limitations

What the figures
do not tell you.

Registration delay

A completed sale may take weeks or longer to appear. The latest months are therefore incomplete and should not be read in isolation.

Excluded transactions

Not every change of ownership is included. Sales not lodged for registration and transactions that were not for value are excluded.

No condition data

The record does not describe refurbishment, outlook, plot quality, presentation or many other features that influence value.

Not a valuation

A previous sale or local average is evidence, not a professional opinion of a property’s value today.

Records can change

HM Land Registry may add, amend or delete entries as registrations are processed and corrected.
